Touring homes without knowing your budget is a fast track to heartbreak — a bit like developing a crush on a celebrity. Get pre-approved first. I’ll connect you with trusted local lenders who can walk you through FHA, VA, conventional, and down-payment-assistance options, and a pre-approval makes your offer far stronger.

Step 2: Build Your Wish List (and Your “Let’s Be Real” List)

Location, size, commute, schools, yard — we’ll sort the must-haves from the would-be-nice. (The moat and the indoor slide can stay on the dream board for now.) That way you see the right homes first instead of all of them.

Step 3: Tour Homes — and Trust Me to Be Honest

We’ll see homes together and I’ll give you straight talk on condition, value, and resale potential. If a place has “great bones” but smells faintly of a science experiment, I will absolutely tell you.
